Upfront Savings Details
The effective rent shown includes any upfront savings from free months of rent. We calculate this by adding up the total rent paid over the lease term, subtracting the value of any free months, and then dividing by the full lease term.
For example, if the stated rent is $1,000 per month, a 12-month lease would normally total $12,000. If two months are free, the total rent paid is $10,000, which equals an effective rent of about $833 per month. While you may pay $1,000 per month during the ten paid months, your average monthly cost over the full lease term is $167 less than the stated rent.
